Who needs an EICR?
Landlords
Private landlords in England must have the electrical installation in their rental properties inspected and tested at least every five years under the Electrical Safety Standards in the Private Rented Sector Regulations 2020. Tenants must receive a copy of the report, and any remedial work must be completed within 28 days or sooner if the report says so. The government's guidance for landlords sets out the full requirements.
Homeowners and buyers
The IET recommends an inspection at least every ten years for an owner-occupied home, and whenever a property changes hands. An EICR before you buy can flag an expensive rewire before you commit, and one before you sell can reassure buyers.
Businesses
Employers have a duty to maintain electrical systems in a safe condition. A periodic inspection is the accepted way to show that, and many insurers ask for one. See our commercial electrical services for shops, offices and industrial units.
What an EICR in Leicestershire involves
- A visual inspection of the consumer unit, accessories, cables and earthing and bonding
- Dead testing of each circuit: continuity, insulation resistance and polarity
- Live testing: earth fault loop impedance and RCD operation
- A written report listing any observations with a classification code
Most houses take three to four hours. The power will be off for part of that time, so we agree timings with you or your tenants in advance.
Understanding the codes
Each defect on the report is given a code:
- C1: danger present. Immediate risk of injury. We make it safe on the day.
- C2: potentially dangerous. Urgent remedial work required.
- C3: improvement recommended. Not unsafe, but doesn't meet current standards.
- FI: further investigation. Something needs a closer look before it can be classified.
Any C1, C2 or FI code makes the report unsatisfactory. We'll explain every item in plain English and quote for the remedial work. Common fixes include replacing a dated fuse board with a new consumer unit, adding RCD protection, or improving earthing and bonding. Where the wiring itself is worn out, rewiring may be the best value.

How often do landlords need an EICR in Leicestershire?
At least every five years, or sooner if the previous report says so. You must give a copy to existing tenants within 28 days, to new tenants before they move in, and to the local council within seven days if they ask for it.
How long does an EICR take?
A typical house takes three to four hours. Flats are often quicker, and larger or commercial properties take longer. The power is off for part of the inspection.
What happens if my EICR is unsatisfactory?
The report lists the defects and how urgent they are. We quote for the remedial work, and once it is done we issue the paperwork to confirm the installation is now safe.
Is an EICR the same as PAT testing?
No. An EICR covers the fixed wiring in the building. PAT testing checks portable appliances that plug in. Many landlords and businesses have both done at the same visit.
How much does an EICR cost?
